    Therefore, Article 270 of the Civil Code protects by providing that the โ€œequity holder has the same security liability as the seller in the proportion of its division of the goods acquired by the other equity holderโ€. However, the cancellation of the Joint-owned Real Estate due to the negotiating division of the Joint-owned Real Estate denies the seller's responsibility for security under Article 270 of the Civil Code, which results in a problem that causes a lot of damage to the person who acquires the sole ownership.
    Therefore, in order to solve these problems, this present study first examines the problems of the Joint-owned Real Estate division case type, and then to study the analytical improvement plan as a protection measure for the division of the Joint-owned Real Estate to ensure the safety of the transaction with the person who acquired the sole ownership in the division.
